Our inspection process is transparent and thorough, providing you with insights into the condition of the property. From tip of the chimney to the edge of the property line, we leave no stone unturned to ensure you have a clear understanding of the property's condition at the time of inspection.

Please understand there is no such thing as a perfect house. They all come with a "Honey Do" list. It does not matter if the house is brand new, a hundred years old or older. Typically the older the house the longer the list. But, the list always seems to grow faster than "Honey" gets it done. Also, a home inspection is just a snap shot in time. Things will change, wear out and break. A home inspection is not designed or intended to note every minor or cosmetic defect. It's intent is to uncover significant deficiencies that may in themselves be, allow or cause: significant damage to the property, personal injury or significant financial loss thereby affecting your opinion and/or interest of the property. 

 

Home inspections, like everything else, start with paperwork. Our starting paperwork is called a Pre-Inspection Agreement. If it has not been completed prior to the start of the inspection, it will be the first thing we do before starting the inspection. It is exactly what it says, an agreement completed prior to the inspection outlining  everything from the address being serviced and the cost, to the scope and standards of services being conducted, what will and won't be inspected, who we can and can't share the report with, what to do if you believe there was an error or omission in your report and so on. One is normally emailed to you prior to the inspection. 

After the paperwork, the inspection starts. Depending on the specifics of each inspection, from occupancy to the weather, each inspection may proceed a little differently. Below is often how the process goes by the numbers for an occupied property with good weather.
